Japanese houses are mostly wooden, and they are treated differently from houses in Europe or North America. The land holds the value; the building loses it. Tax depreciation for a wooden home is set at twenty-two years, and although that is an accounting figure rather than a physical lifespan, the market follows it closely, so a thirty-year-old house is often priced as land with a structure standing on it.

Buyers frequently intend to demolish and rebuild. Several forces pushed this into place: rapid postwar construction, repeated tightening of earthquake standards that made older buildings look obsolete, and a lending system geared to new construction. The consequences are visible.

Japan has around nine million vacant homes according to the 2023 national housing survey, many in shrinking towns, and policy has been shifting toward renovation and resale. Traditional wooden construction itself is not the problem; temples built with the same joinery have stood for centuries.

日本の住宅は多くが木造で、欧米の家とは扱いが違います。価値を持つのは土地で、建物は価値を失っていきます。木造住宅の法定耐用年数は二十二年とされており、これは物理的な寿命ではなく会計上の数字ですが、市場はそれに近い動きをします。そのため築三十年の家は、建物の立つ土地として値段がつくことが多いのです。

No. Modern homes meet strict earthquake and insulation standards, and traditional joinery can last for centuries. The short life comes from the economics of land, tax and lending, not from the construction itself.

QCan a foreigner buy one of these cheap old houses?

Yes. There is no nationality restriction on owning property in Japan. The costs that catch people out are renovation, structural reinforcement, and the fact that a mortgage on an old wooden house is harder to obtain.

豆知識

税法上、木造の住宅用建物の法定耐用年数は22年とされています。これは減価償却のための数字で、建物が22年で使えなくなるという意味ではありませんが、中古住宅の価格や融資の判断に影響してきました。耐震基準は1981年に大きく改正され、それ以前の建物は旧耐震と呼ばれます。総務省の住宅・土地統計調査によれば、2023年の空き家はおよそ900万戸、空き家率は13パーセント台で、いずれも過去最多でした。近年は中古住宅の流通と改修を促す政策が進められています。
