Renting in Japan usually means paying several months of rent up front. Shikikin is a deposit, refundable minus repair costs. Reikin is key money, a payment to the landlord that is never returned. On top of these come an agency fee, the first month's rent, insurance and often a guarantor company fee.

Renting a flat in Japan costs a great deal before you have slept a single night in it. There are two payments that confuse people from abroad. Shikikin is a security deposit, usually one or two months of rent, held by the landlord and returned when you leave minus the cost of repairs and cleaning.

Reikin, literally gratitude money, is a payment to the landlord that you never get back, historically explained as thanks for being accepted as a tenant. On top of those you pay the agency a fee, the first month's rent, fire insurance, a lock change, and in most cases a guarantor company, since many landlords will not accept a tenant without one.

Added together, moving in can cost four to six months of rent. The good news is that reikin is declining, particularly outside the big cities, and listings with no key money and no deposit are increasingly common.

日本で部屋を借りると、一晩も泊まらないうちにかなりの額がかかります。外国から来た人を戸惑わせる支払いが二つあります。敷金は保証の預かり金で、ふつう家賃の一、二か月分を大家が預かり、退去のときに修繕と清掃の費用を差し引いて返します。

礼金は文字どおり礼のお金で、大家に払い、返ってきません。借り手として受け入れてもらったことへの謝礼、という説明が歴史的にされてきました。これに加えて、仲介手数料、初月の家賃、火災保険、鍵の交換、そして多くの場合は保証会社の費用がかかります。

連帯保証人なしでは貸さない大家が多いためです。合わせると、入居までに家賃の四か月から六か月分になります。よい知らせもあります。礼金は減りつつあり、とくに大都市の外ではそうで、礼金も敷金もない物件が増えています。

Usually part of it. Normal wear and tear is the landlord's responsibility under national guidelines, while damage and heavy cleaning come out of the deposit. Photograph the flat carefully on the day you move in, because that is your evidence.

ふつうは一部が返ります。通常の使用による傷みは、国の指針では大家の負担とされ、損傷や特別な清掃は敷金から引かれます。入居した日に部屋をよく撮影しておいてください。それが証拠になります。

QWhy do I need a guarantor company if I have a deposit?

敷金を払っているのに、どうして保証会社が必要なのですか。

Because the deposit covers damage, not unpaid rent over time. The guarantor company charges an initial fee and sometimes an annual one, and steps in if you stop paying. Foreign residents are very often required to use one.

敷金が備えているのは損傷であって、長期の家賃の滞納ではないからです。保証会社は初回の費用と、場合によっては年ごとの費用を取り、支払いが滞ったときに立て替えます。外国籍の入居者には求められることがとくに多くあります。

豆知識

礼金の起源には、住宅の少なかった時代に部屋を貸してもらった謝礼という説や、地方から出てきた学生の世話を頼んだ名残という説がありますが、はっきりしていません。原状回復をめぐる争いが多いため、国土交通省が費用の負担についての指針を示しており、経年による変化や通常の使用による損耗は貸主の負担とされています。近年は礼金なし、敷金なしの物件が増える一方、退去時に定額の清掃費を負担する契約も広まっています。
