akiyaempty houses left standing across Japan
Standard
Residents and a carpenter assessing a vacant Japanese house for reuse.

Akiya, or empty houses, are homes left vacant, about nine million in Japan and rising as the population falls.

The 2023 national housing survey counted about nine million empty homes, 13.8 percent of all housing and the highest figure recorded. Many were inherited by children who live in cities and have no use for them. Demolition is expensive and holding land with a house on it has been taxed more lightly, so the houses stay standing and slowly decay.

参As a short speechスピーチ・英作文

Japan has around nine million empty houses. The 2023 national housing and land survey put the figure at about nine million, or 13.8 percent of all dwellings, up from 8.49 million five years earlier and the highest ever recorded. The cause is straightforward.

The population is falling and concentrating in a few cities, so a house in a country town is inherited by a son or daughter who lives in Tokyo, cannot sell it, and does not want to pay to knock it down. Demolition costs a great deal, and for a long time the property tax on land was reduced if a building stood on it, which quietly rewarded leaving the house up.

Municipalities now run banks of empty houses for sale, and these are where the stories abroad about buying a Japanese house for the price of a car come from. Those stories are true and incomplete. The house is usually far from work, often needs structural repair, and comes with obligations to the neighborhood, and Japanese buyers have looked at the same listings and passed.

In one line

In 30 seconds

As a short speech

Questions people actually ask

QCan a foreigner buy one?

AYes. Japan places no nationality restriction on buying land or a house, and residence is not required. Financing is the harder part, since a mortgage generally needs residency and income in Japan.

QWhy not just demolish them?

ACost, mainly, plus the tax treatment of land with a building on it. A law on problem properties now lets municipalities remove the tax break and eventually act on dangerous houses, which has begun to change the calculation.

QIs it a bargain or a trap?

AIt depends entirely on what you want it for. As a vacation home in a place you love, it can work. As an investment, be careful: rural property in a shrinking country is not reliably an appreciating asset.

A common misunderstanding

MYTHJapan is giving away free houses to anyone who wants one.

FACTSome municipalities list properties at very low prices or transfer them with conditions, such as living there or renovating. They are not gifts, and taxes, repairs and neighborhood duties come with them.

Phrases you can use

  • That house has been empty for years.
  • She inherited it but lives in Osaka.
  • Demolition would cost more than the land is worth.
  • The town runs a register of empty houses.
  • It needs a lot of work.

Background
